Halliwells and Allied London

Halliwells and Allied London are pleased to announce the agreement of Heads of Terms for Halliwells
to take a pre-letting of 3 Hardman Square at Spinningfields.

3 Hardman Square is the next phase of Spinningfields and consists of a building of 180,000 sq ft, of which Halliwells is proposing to occupy 120,000 sq ft with flexibility to expand its occupancy.

A planning application for both 3 Hardman Square and 4 Hardman Square, the neighbouring building to be built at the same time, was submitted in September this year. Construction is due to commence in Spring 2005.

Said Ian Austin, Halliwells’ managing partner:

“The move to Spinningfields will be a fantastic springboard for us to move forward as the region’s dominant law firm. We are delighted to have agreed terms.

“Spinningfields is ideally located and will provide a first rate working environment. It will also be a big boost to recruitment as we continue to expand across every area of the firm.”

Halliwells has enjoyed a record breaking year of client gains, awards and expansion.

The firm was recently named “Corporate Law Firm Of The Year” at the 2004 Dealmakers Awards and also topped this year’s turnover table in the Manchester Evening News’ annual law review.

News of Halliwells’ new Manchester office follows on from the firm gearing up for an assault on the London market after investing in new premises.

Halliwells, which currently operates from two separate offices in the City, will take up 23,300 sq ft at 1 Threadneedle Street from November.

“We are moving forward with direction and purpose across the board.”

Michael Ingall, Chief Executive of Allied London said:

“This is a significant letting for Spinningfields.  Halliwells are a major successful force in the professional legal services sector, and as one of Manchester’s premier legal partnerships is just the type of occupier for which Spinningfields has been designed.  We are delighted to have been able to respond to their brief and look forward to starting construction on both 3 and 4 Hardman Square”

Allied London

Allied London Properties - a major UK property company, owned by Deutsche Bank, JER Partners and management - has substantial investment and development projects in the UK’s principal cities including London, Manchester and Glasgow.

Allied London specialises in complex town and city centre mixed-use and retail redevelopment schemes creating stunning projects based on principles of sustainable development, architectural excellence and efficient and economic deliverability. Working with both private and public sectors, it delivers original projects that combine creative vision with commercial rigour.  A focused yet innovative approach is applied to each location with the ultimate goal of creating value.  This is achieved by repositioning a site through imaginative development and redevelopment, or through state-of-the-art refurbishment and change of use.  All the company’s schemes - as well as its own business philosophy - reflect the growing demands on cities to be dynamic, modern and sustainable environments.

At present, the company currently has over 278,000 sq m (3 million sq ft) of real estate under ownership or management.  Current development projects amount to in excess of 453,000 sq m (4.9 million sq ft), comprising office, retail, residential and leisure uses including London – 14,399 sq m (155,000 sq ft), Manchester – 418,050 sq m (4.5 million sq ft) and Glasgow – 51,095 sq m (550,000 sq ft).

Spinningfields

Spinningfields is a key development project under construction in the City centre of Manchester, which is led and managed by Allied London Properties in partnership with Manchester City Council.  It will ensure that the City competes on an international stage during the 21st Century.

The ultimate objective of the project is to create a vibrant new business hub, which will include significant retailing, leisure and residential elements, a major hotel, and new civic and educational facilities.  Spinningfields is an important project for both Manchester and the North West of England.  It is intended that it will compare favourably with, and have a similar stature to, other internationally regarded developments such as Broadgate in London and La Dèfense in Paris.

The Spinningfields area is located in the western sector of Manchester’s existing commercial core, between the River Irwell and Deansgate, one of the City’s principal thoroughfares.
